Mortgage Rates This Week: 7.40% and the Pitcher’s Holding the Runner ⚾

Rates didn’t budge this week. Like a pitcher staring down a runner at first, the market is holding still, and nobody’s stealing second just yet. Here’s the scoop.

The Numbers

30-year fixed mortgage rate held at 7.40% the week of October 15, 2026, with a six-week chart from 6.76% to 7.40%

Freddie Mac’s weekly survey (October 15, 2026):

  • 30-year fixed: 7.40% (last week 7.40%, a year ago 6.27%)
  • 15-year fixed: 6.71% (last week 6.73%, a year ago 5.52%)

That 7.40% is the highest the 30-year has been since late 2023.

Why It Didn’t Move

  • September inflation came in hotter than expected at 3.7%. That pushed the 10-year Treasury up for a bit before it backed off, so the swings cancelled out over the week.
  • Most people expect the Fed to stand pat at this month’s meeting and to keep a December hike on the table.
  • Late in the week, the 10-year yield dipped toward 5.1% during a tech-stock selloff. That could bring a little relief in the coming days, but nobody’s calling it a trend yet.

What It Means for Your Wallet

Principal and interest on a 30-year fixed:

  • $300,000 loan: about $2,077/mo, the same as last week and about $226/mo more than a year ago.
  • $400,000 loan: about $2,770/mo, the same as last week and about $301/mo more than a year ago.

Buyers

A flat week is a gift. Get pre-approved now and ask your lender about a rate lock and float-down option, so you’re covered if rates tick back down.

Sellers

Buyers are payment-shoppers right now. Pricing it right from day one, or offering a seller-paid rate buydown, gets more people to the plate than a price cut later.

Downsizers and Retirees

If you’re buying your next place with cash from your current home, rates matter a lot less to you. That can make you the strongest buyer in the room.

Your Turn at Bat

Are you waiting on rates, or waiting on the right house? Either way, I’m happy to talk through your numbers, no pressure.
