I pulled the real county-level numbers straight from Bright MLS for August 2026 — Lancaster, Dauphin, Lebanon, and York Counties, the four counties I work across. Here’s what’s actually happening, county by county.
Lancaster County
Still the fastest market of the four: homes are averaging just 7 days on market, with only 1.58 months of supply — a seller’s market by any definition. Median sold price hit $385,000, up 5.5% from last August, and showings were up 5.6% too. Buyers are still competing hard here.
York County
Isn’t far behind — also 7 days on market and under 2 months of supply (1.93). It’s the biggest of the four by volume: 519 closed sales and 949 active listings in August alone. Median sold price landed at $320,000, up 6.7% year over year.
Dauphin County
Cooling a bit. Median days on market climbed to 14 (up from 8 last August), and active listings jumped 19.4% year over year — more homes sitting, more choices for buyers. Median sold price is basically flat at $278,700 (+0.3%).
Lebanon County
The one to watch. Prices are up the most of any county here — median sold price $341,759, up 13.6% year over year — but the market’s also loosening: months of supply jumped to 3.13 (up nearly a full month from last year), new listings are up 37.3%, and closed sales actually dipped 3.9%. Sellers there are still winning on price, but homes aren’t moving as fast as they were.
Bottom line: if you’re selling in Lancaster or York, price and preparation still matter — homes are moving fast, but buyers have options and know it. If you’re in Dauphin or Lebanon, you’ve got a little more room to breathe, but a few extra weeks on market is now the norm, not the exception.
